But there are still a few things on your list that need to be done before you can finalize this deal (and get paid!). What you need to know to achieve a good settlement is spelled out below.

Before You Close

You’ll have a final walk-through most sales contracts give the buyer a few days or more before settlement to do one last walk-through of the house. At the walk-through, they can look at the property and make sure the agreed-upon repairs are done, and that the property is in the same or better condition as it was in the beginning.

Most of the time, nothing goes wrong at this point in the transaction. (If there’s a problem, your agent with Team GGLUXRE can help you figure it out.) Most of the time, the final walk-through gives buyers peace of mind because they know that you, the seller, have followed the terms of the sales contract and made any repairs that were needed because of the home inspection.

Follow These Steps to Prepare for the Final Walk-Through

Take these six steps ahead of time to help make sure the walk-through goes smoothly:

1. Make the House Clean

Before the final walk-through, your house should be clean as a whistle. Assuming that the buyer will get the keys on the day of the closing, you should have already moved out. Moving can be messy, though. You might want to do one more deep cleaning after getting rid of things, packing, and moving.

2. Leave Manuals and Warranties

Make sure to leave behind any and all owners' manuals and warranties that you might have. If you have them stored on your computer please make sure and print hard copies of these papers and put them all in one place for the new owner. Leave any receipts from contractors who did work for you with the manuals.

3. Provide a Vendor List

Give the buyer the contact information for home contractors or maintenance companies you've used in the past. These service providers know your home well, and the new owner should appreciate having a list of servicers they can trust to take good care of their new home.

4. See if You Forgot Anything

Check the whole house one more time to make sure you did not miss anything. One exception is that you might want to leave any leftover or unused paint cans in the colors that are already being used in the home, but you should check with the buyer first

5. Setup a Cancellation Date for All Your Utility Providers

Make sure to communicate with Jason and his team GGLUXRE which date that they will all be turned off. We typically recommend making it three to five days after your scheduled Close of Escrow date.

6. Make Sure and Lock up the Home

You are legally responsible for the home until a settlement is complete. This means that if someone broke in before closing, you would have to pay for it. So, make sure to close the blinds and lock the doors the day before settlement. Burglars think it's a good sign if a house looks like no one lives there. It's smart to leave a porch light on or use a timer to turn on and off an inside light.

7. Make Sure and Change Your Address at the Post Office

You'll want to get your mail at your new home, which makes sense. Set up a forwarding address so that people who were involved in the sale can still reach you if they need to.
